Pre-Application

The government introduced the pre-application process as a tool to engage local authorities early on in a development process.  By working together the aim is to make the planning process easier for both council and client.

Arrange a site visit/ online meet. To discuss your project (including planning process, CDM regulations, project brief, project timeline, design aspirations, budget and appropriate consultants.

Issue our fee proposal and appointment documents.

Begin collating background information about the context, site history, local vernacular, local planning policies etc into a pre-application document

Issue sketch proposal and draft document to the client and/or other consultants, for initial design meeting/discussion.

Amend and update the pre-application document and design.

Once final application has client sign off, submit to the appropriate local planning authority.

Attend a pre-application meeting with the council and council.
